What we collect, why we use it, and the choices you have.

Plain-language summary
- The offer form collects contact, property, sale-situation, and ownership-duration information so we can evaluate and respond to an inquiry.
- The site uses Google Analytics to understand visits and improve the site. It does not currently include an advertising pixel, cross-site behavioral advertising, or session-recording tool.
- You can ask questions, make a privacy request, or request an email-only offer route using the contact in Section 8.

1. Scope and operator
This Privacy Policy explains how Onyx Marketing LLC (“Onyx,” “we,” “us,” or “our”) handles personal information through Inherited Home Path at inheritedhomepath.com, related pages, property-offer inquiries, and communications that link to this Policy. It does not cover an independent title company, closing agent, attorney, tax professional, buyer, funding partner, or other third party that provides its own privacy notice.
This site is intended for people in the United States who are at least 18 years old. It is not directed to children and is not a court, government, legal, tax, financial, or title service.
2. Information we collect
Information you provide
We may collect:
- Identity and contact information: full name, email address, and required phone number.
- Property and sale information: street address, city, state, ZIP code, property type, occupancy, listing status, condition, desired timing, selling reason, ownership duration, and target price.
- Authority information: a submitted inquiry states that the sender is an owner or is authorized to act for the owner or estate. The form also presents a “not authorized” choice, but validation handles that choice in the browser and prevents it from being sent.
- Submission and consent records: source page, displayed disclosure and policy versions, capture method, client-submitted time, the endpoint’s authoritative receipt time, and related compliance records.
- Communications: questions, notes, call or text records, opt-out requests, documents you later choose to provide through an approved secure channel, and feedback.
A selling-reason answer may reveal that a property is inherited or part of an estate, or that the seller reports divorce, financial difficulty, landlord or tenant issues, or an emergency. Do not submit Social Security numbers, account credentials, complete tax returns, medical records, private court credentials, or original estate documents through the public form.
Information collected automatically
A hosting provider may create basic server and security logs such as IP address, browser or device type, requested URL, timestamp, referring page, and error or security events. We also use Google Analytics, which may collect or derive information such as device and browser details, approximate location, pages viewed, referring pages, visit timing, interactions, and identifiers stored in cookies or similar browser technologies. We use this information to understand site traffic, diagnose usability issues, and improve content. The site does not currently include an advertising pixel, cross-site behavioral advertising, or a session-recording tool.
Information from other sources
To evaluate a requested property transaction, we may obtain public property, tax, court, lien, business, map, and market records; information from co-owners, representatives, or occupants you identify; and information from title, closing, inspection, valuation, buyer, funding, or service partners. We do not treat public availability as permission to use information for an unrelated purpose.
Transient browser storage
The homepage may place the street address and source page in session storage solely to prefill the offer form after you continue. The form removes that draft after reading it. Session storage normally expires when the browser session ends and is not the lead-delivery system.
3. How we use information
We may use personal information to:
- Respond to the property inquiry and communicate about the property at your request.
- Evaluate whether Onyx, an affiliated purchaser, or a disclosed third-party purchaser may have interest in a transaction.
- Validate and route a nationwide inquiry according to the property’s state and the transaction, licensing, disclosure, and operating controls that apply there.
- Review property type, occupancy, listing status, condition, timing, authority, selling reason, ownership duration, and target price.
- Follow up, when needed, about probate, decision-makers, belongings or cleanout, title, liens, occupants, or other matters that may affect a possible transaction.
- Prepare, discuss, administer, fund, close, or document a possible transaction.
- Coordinate with title, closing, legal, tax, inspection, cleanout, valuation, funding, security, hosting, analytics, and technology providers.
- Keep consent, opt-out, suppression, fraud-prevention, security, transaction, and legal-compliance records.
- Measure visits, page use, referral sources, and interactions so we can improve site usability and resource topics.
- Protect users, the estate, Onyx, and others; enforce terms; prevent abuse; and comply with legal obligations.
We do not use a property inquiry to make a legal determination about your authority, provide a tax opinion, or authorize entry or sale.
4. How we disclose information
Depending on the requested service and written transaction terms, we may disclose relevant information to:
- Service providers: hosting, security, communications, customer-management, document, data, and professional-service vendors working under appropriate instructions.
- Transaction participants: an identified or potential purchaser, affiliated entity, funding partner, title company, closing agent, inspector, appraiser, contractor, cleanout provider, insurer, or other party reasonably needed to evaluate or complete the transaction.
- Your representatives and property stakeholders: people you authorize, co-owners, estate representatives, or advisers, subject to verification and applicable law.
- Authorities and legal recipients: courts, regulators, law enforcement, or others when required by law or reasonably necessary to protect rights, safety, property, and transaction integrity.
- Business-transfer recipients: parties involved in a merger, financing, asset sale, reorganization, bankruptcy, or similar event, subject to applicable safeguards.
We do not transfer a raw inquiry to an unrelated buyer as a referral or lead unless that separate business model has been disclosed and any required notice, choice, or consent has been implemented.
We do not currently use personal information for cross-context behavioral advertising. A disclosure connected with evaluating or completing the property transaction, such as to a purchaser or another transaction participant, may be treated as a “sale,” “sharing,” or another regulated disclosure under some state laws depending on the facts. Where such law applies, we will provide the required notice and opt-out mechanism before engaging in that activity.
We do not disclose an entity-specific do-not-call list as a marketing lead list.
5. Retention and security
Lead and property-inquiry records may be retained while the inquiry or transaction is active and for up to 24 months after the last substantive interaction unless a longer period is reasonably needed for a transaction, dispute, fraud prevention, or law. Consent, opt-out, suppression, and related compliance records may be retained for up to five years or longer when required. Completed transaction, accounting, tax, title, and legal records may be retained for the applicable statutory or professional record period.
We apply reasonable administrative, technical, and physical safeguards appropriate to the information and risk. No transmission or storage system can be guaranteed completely secure. Do not send highly sensitive identity, financial, tax, health, or account information through a public web form or ordinary email.
6. Communications, cookies, and choices
Calls and texts
The offer form requires a phone number and displays this disclosure beside the final submit control: “you consent to InheritedHomePath.com calling or texting you about this property at the number provided. Consent is not a condition of receiving or accepting an offer. Message and data rates may apply. Reply STOP to opt out.” Submitting requests property-related calls or texts under that disclosure. Message frequency varies. You may reply STOP to an applicable text to opt out or HELP for help, or revoke permission by any reasonable method. A confirmation message may be sent where permitted, and we maintain suppression records needed to honor your request.
To ask about a property offer without requesting phone or text contact, email hello(at)inheritedhomepath.com and state that you want email-only contact. Do not email Social Security numbers, bank information, tax returns, private court credentials, or original estate documents.
You may ask us to stop marketing email using the unsubscribe method provided. We may still send non-marketing messages needed to respond to your request, administer a transaction, or comply with law.
Browser choices
You can control or delete browser storage and cookies through your browser. Restricting Google Analytics cookies may reduce analytics measurement. Blocking session storage may prevent the homepage address from prefilling the form but should not prevent you from entering the address directly.
Do Not Track and opt-out preference signals
Browsers may send “Do Not Track” signals without one uniform legal standard. If we become subject to a law that requires recognition of a qualifying opt-out preference signal, such as Global Privacy Control, we will process it as required for the browser or device sending the signal.
7. U.S. state privacy disclosures
Depending on your state and whether a law applies to Onyx, you may have rights to request access to or confirmation of personal information; correction; deletion; a portable copy; a list of categories or specific recipients; restriction or limitation of certain sensitive information; and an opt-out of sale, targeted advertising, sharing, or qualifying profiling. You may also have a right to appeal a denied request and to receive equal service without unlawful discrimination for exercising a right.
To exercise a request, use the contact method below and state your name, state of residence, request type, and the email or phone associated with the inquiry. We will verify the request using information proportionate to its sensitivity. An authorized agent may submit a request where allowed, but we may require proof of authority and direct verification. We may retain a limited record of the request and response.
We do not knowingly collect personal information from children under 13, sell or share personal information of consumers under 16, or use sensitive personal information to infer characteristics.
California notice at collection
The categories described above include identifiers, contact information, internet or device activity from basic hosting, commercial or property-inquiry information, and professional or transaction information. We use them for the purposes in Section 3 and retain them using the criteria in Section 5. The public form should not be used for government identifiers, financial-account access, health information, or other highly sensitive data. We do not offer a financial incentive for personal information.
